CONSULTATION AND DESIGN PROCEDURE
INITIAL CONTACT
We begin by discussing your project requirements in detail over the telephone to fully understand your ultimate goals in the first step of our building design and drafting consultation process. Anabode Design & Drafting will request that you prepare and provide an initial design brief outlining the primary ‘must-haves’. This information is essential to understanding your vision and determining the best approach to achieve your objectives.
Following the initial telephone conversation, we recommend that Anabode Design & Drafting conduct a site inspection of your property. This allows us to review and understand the opportunities and constraints that may affect your project.
Further Investigation: This may include contacting the relevant Council authority, studying aerial photography, and conducting a personal site visit—or a combination of these methods. At this stage, the requirements for a planning permit, building permit, or both can be identified and assessed.
BUILDING PERMIT DOCUMENTATION
Once a concept design draft plan has been developed, finalised, and a planning permit obtained (if required), we are ready to produce the final construction issue Working Drawing drafting plans and documentation. These plans will guide the construction phase of your building project.
These detailed drawings can also be shared with additional consultants such as engineers, energy rating assessors, and builders, assisting with cost analysis and any further documentation required to achieve a building permit.
LAND AND FEATURE SURVEY
Upon receipt of the deposit to engage Anabode Design & Drafting, a formal quote will be provided from a licensed and registered land surveyor. The survey establishes:
- Title boundaries
- Fence locations
- Ground levels
- Tree locations
- Pits, services, and other distinguishing features
These features can significantly affect potential building designs. Completing this step early in the project is critical, as it provides the accurate base required for all further drafting and design work. No projects commence without this essential survey.
SITE AND INTERNAL HOUSE MEASURE
If a site visit was not conducted during the initial consultation, one will now be completed. This includes confirming the final design brief outputs with the client and gathering accurate measurement data for the internal and external areas of your house.
An internal house measure is particularly important for extensions or renovations where retaining the existing building is part of the brief. This process uses information from the land and feature survey to prepare detailed existing conditions plans, forming the foundation for accurate drafting and planning of your project.
