When Mark and Janine, a couple in their late 50s, purchased a neglected 1960s cream clinker brick house in Blackburn, located in Melbourne’s leafy eastern suburbs, they saw more than just a dilapidated structure—they saw an opportunity to create their forever home. Surrounded by a flourishing native bush garden, the property captured their hearts instantly. But with the home sitting within a tree protection zone (TPZ) and subject to complex planning overlays, bringing their dream to life would be no easy task.
Previous drafting firms had tried—and failed—to obtain a successful outcome. That changed when they engaged Anabode Design and Drafting, a local expert in residential design and town planning across environmentally sensitive areas of Melbourne.
A Garden-First Vision
From the outset, Mark and Janine had one clear, non-negotiable requirement: the front native garden must remain untouched. Their plan was to sympathetically renovate the existing structure rather than demolish it. The house, although in poor condition with failing gutters, visible mould, and roof damage, had good structural integrity, and the original cream clinker brickwork was to be preserved wherever possible.
Their internal brief was modest but specific: two bedrooms, one bathroom with a bath and separate shower, a laundry, a new kitchen integrated with a combined lounge and dining space, and a second living area for Mark’s record collection, upright piano, and TV. Janine, who has low vision, also needed a dedicated study nook for her computer and CCTV monitor. The layout needed to promote easy access, natural light, and—most importantly—views to the garden from all key living areas.
Town Planning Expertise Where Others Had Failed
Situated on a corner block with numerous established trees nearby, the site was bound by tree protection overlays, strict town planning regulations, and setback constraints. Several previous consultants were unable to navigate the approval process. However, Anabode Design and Drafting brought a strategic and council-informed approach that changed everything.
Through careful site analysis, pre-application liaison with the local council, and a sensitive design strategy, Anabode Design and Drafting was able to address the planning constraints without compromising the clients’ priorities.
One key move was identifying and repurposing an old shed site for off-street car parking. This allowed the existing driveway to be retained without adding unnecessary built form or impacting the significant trees in the rear yard. Mark and Janine initially preferred a carport structure, but Anabode Design and Drafting advised against it due to the visual and ecological impact. The couple appreciated the practical, honest advice and agreed to preserve the open garden feel instead.
Blending Heritage with Modern Sustainability
With planning approval secured, the design moved into documentation and detailing. The focus was on creating a subtle blend of old and new—one that respected the home’s heritage charm while introducing natural materials and sustainable finishes.
The extension featured Shou Sugi Ban (Yakisugi) cladding—a traditional Japanese technique that chars the surface of timber to create a durable, weather-resistant finish. Locally sourced Spotted Gum was used to create this bold, textural exterior, offering a warm contrast to the cream clinker bricks of the original dwelling. The new roof was rebuilt entirely, while Blackbutt timber decking was selected for outdoor areas for its strength and visual harmony with the native surroundings.
Internally, the home was finished in a French provincial style, featuring brushed brass tapware, farmhouse-style sinks, and cabinetry with timeless detailing. The original fireplace was retained as a focal point in the main living area, a nod to the home’s original character. The compact layout made efficient use of space without sacrificing flow or accessibility.
A Home That Embraces Its Landscape
The end result is a sensitive, elegant, and deeply personal renovation that honours the clients’ values and lifestyle. Mark and Janine now live in a home that balances comfort, sustainability, and connection to nature—with uninterrupted views of their beloved front garden from the main living and dining space.
Thanks to the experience and insight of Anabode Design and Drafting, the project not only gained council approval but was delivered in full alignment with both planning regulations and personal vision—where others had previously failed.
